Repairs & Maintenance
Unless the landlords have been informed otherwise, it is assumed that all tenants are able-bodied. If visitors are not able-bodied, it is assumed that the tenants will make provision for any special requirements for their escape in the event of a fire.

Various procedures should be carried out and rules and equipment are in place to both reduce the possibility of fire and to limit the effect should a fire take place, namely
Landlord responsibility

Annual gas safety inspection

Electrical installation inspection once every five years

Annual Portable Appliance Testing

Furniture complies with fire safety legislation

Supply of fire blanket

Supply of fire extinguisher (HMO only)

Annual inspection of escape route lighting, smoke, carbon monoxide and heat alarms

Annual inspection of fire doors and door closers (HMO only)
Tenant responsibility

Weekly check of all fire, heat and carbon monoxide alarms. All spent battery backups must be replaced immediately. Report any malfunction of alarms to the landlord immediately.

Candles

Chip pans

Cigarettes

Portable heaters

Over the door hooks

Tenants must familiarise themselves with the Fire Action Plan paying particular attention to identifying escape routes.

Keep escape routes free from blockage at all times

Use of wedges etc to permanently hold open any self-closing fire door, disconnecting self-closing devices and covering or removing smoke and heat alarms is prohibited.

Replace spent light bulbs immediately to ensure escape routes are adequately lit at all times.
